    Paint

    What kind of paint is best to use for the outside of my townhouse? It's just your regular style Thai townhouse that you see everywhere. My house went through the floods in 2011 and so had about 4 foot of water inside my house.

    I'm looking for something water based as easier to clean up. Do I need to sand everything and then put a sealing coat on and then a layer or more on top of that?
    What kind of paint do you guys suggest? I really can't go high dollar stuff but anything that isn't going to mold in the near future.

    We used Jotun paint, and it has held up very well. Its a pricier brand but well worth it eli.

    Doubt you have to sand. Clean with soap and water. Best if you do undercoat then at least one coat of paint. Two better and doesn't require near as much paint as first coat.

    I use TOA Super Shield. Lasts 8 to 10 years.

    TOA for me. I last painted my house 7 years ago. External is coming up for a re-do. Interior is as good as it was put on 7 years ago. A guy near me used that 'Nippon' shit. It didn't last 2 years.
