    Question The plunge - Part 1

    First let me again thank all for the best wishes.... So it's been two weeks of translation hell. Redoing Cad drawings and almost throwing up my hands and buying a condo.

    So here is where we are at. The lot is selected. 100 sq wai 7 minutes from downtown Pattaya. (For locals that would be sukumvit and Klang) 6 minutes from BKK hospital in case I have a stroke over all this.

    The final (God I hope so) iteration of floor plan is about 156 sq meter under air. Plus several balconies, partly covered from rain. One 3x5 is planned to be Thai outdoor (read stink) kitchen.

    Still have many fine details to work out, electric upgrades, kitchen, windows. But the big stuff is now included in price offer from builder. This includes walls of Q-con blocks... No columns to show! And some insulation.. But I probably will upgrade before time to install it.

    So dear readers... Here is my question. Is the price quote in ballpark for Pattaya?

    Land cost 2,000,000 or 20k a sq WAH. House cost (less kitchen, air con) is 2,480,000 or about 15.8k a sq meter.

    A few more details, lot is a corner. Project across road is seperated by large stone wall and elevation shift. In other words only one close neighbor.

    The house design is single story, elevated floor about half metere above grade. No flooding possible, even if we not up on hill. Basically a crawl space under house.

    Ok.. Thoughts? And yes, I will post more details and photos as I move along.

    Thanks in advance. Just looking for sanity check before moving into contract talks.

    Any chance of you providing a sketch of the proposed house, please, Karl ? Not the architect plan, just something to show the layout, where the rooms are, etc. The reason I ask is that time is flying by and something which was way in the future, and not needed to be worked at for ages, is fast approaching. It will be less than three years , possibly less than two years, before we move to Thailand and we must start planning our new build now.

    Our land is in Issan and has a house on it which we can live in initially. As the land is 1 Rai we can build another, more western type, house there easily. So, it's time for my real work to begin and I'd be grateful to receive anyone else's ideas to inject some sense/discipline into my thinking.

    We would like a single storey building which is raised, not because of the danger of flooding but because it could be cooler. I've read every thread on here and scoured the Internet. I must have seen hundreds of houses, if not thousands, but I still have no real idea of what I want. Just got myself some planning software and have to learn how to use it.

    That's very kind of you. I have sent a message. I live in a nice bungalow in the UK and had considered using it as a basis for a home in Thailand. It consists of a large L-shaped passageway with nine rooms. Great for the UK, lovely design, but, as corridors are non-existent in Thailand in houses, a definite "no-no".

    This looks great but builders in Isaan want 4 million baht to build it.

    What? Not so. Lots of them can be viewed on property pages for sale or rental.

    I think 4.+ million baht is a bit high for single story, but its you're money. Why haven't you looked around the Internet for something already built? At least it would give you some idea of price. Today's market is DOA, btw. Tons of newly built houses on the market.

    I don't think there is a Thai property website that I haven't read and digested many times. I know the prices. My problem is that I have seen so many houses that I have allowed myself to be confused

    Actually, those web sites are pretty bogus to reality. You need to live in the area for at least a years time renting. Do the survey of locations, by yourself not with any of these so called property people. Lots to look at and nothing beats cold calls on properties. People are pretty desperate now days to sell. Bank loans are being foreclosed on as well folks doing runners on their properties.

    I've had my property up for a year and nothing. Its a buyers market.

    The main advice is don't rush to buy or build if you don't know the area or are unfamiliar with the price offerings. You can beat down almost every seller now.

    We are not going to buy another house, we already own one and 1 Rai of land. We will build a new house, a bungalow, and demolish the old one when the new one is habitable.

    Have had townhouse out Soi Siam Countryclub for 5 years...hate the traffic, but like being semi close to town. Place looking to build at is near crocodile farm.. Shoot down Hwy 7 to sukumvit. Go to Klang or Nua usually ok most times. Although moving down Klang at dinner time is no joy.

    So the 7 minutes is around 3.00am then.

    Think my thread got hijacked .. Ha ha ha... Ok, back to what I inquired about and to answer your question of "why"....

    I want to have my last home on this planet comfortable for me. And energy efficient, something as a rule you don't find in current homes or even new builds. And even though electric is cheap (relative) today, that may not always be the case.

    And yes I have looked around Internet and taken some educated guesses. But as I said, interested in others opinions from research or real life experiences.

    Ha ha ha Somedays I guess.... I will try not to need a hospital during daylight.



    Of course I could always call for a pick up truck ambulance .... That should be a topic all of its own.
