First let me again thank all for the best wishes.... So it's been two weeks of translation hell. Redoing Cad drawings and almost throwing up my hands and buying a condo.
So here is where we are at. The lot is selected. 100 sq wai 7 minutes from downtown Pattaya. (For locals that would be sukumvit and Klang) 6 minutes from BKK hospital in case I have a stroke over all this.
The final (God I hope so) iteration of floor plan is about 156 sq meter under air. Plus several balconies, partly covered from rain. One 3x5 is planned to be Thai outdoor (read stink) kitchen.
Still have many fine details to work out, electric upgrades, kitchen, windows. But the big stuff is now included in price offer from builder. This includes walls of Q-con blocks... No columns to show! And some insulation.. But I probably will upgrade before time to install it.
So dear readers... Here is my question. Is the price quote in ballpark for Pattaya?
Land cost 2,000,000 or 20k a sq WAH. House cost (less kitchen, air con) is 2,480,000 or about 15.8k a sq meter.
A few more details, lot is a corner. Project across road is seperated by large stone wall and elevation shift. In other words only one close neighbor.
The house design is single story, elevated floor about half metere above grade. No flooding possible, even if we not up on hill. Basically a crawl space under house.
Ok.. Thoughts? And yes, I will post more details and photos as I move along.
