    Draw up of house plans

    Anyone know of anyone ( preferably in Issan ) who can draw up a set of house plans for me ?


    Next year we plan to build a small bungalow on the wifes land in Issan ,, so I need a Thai to re draw the drawing I have already done so a builder can work from it .

    Any ideas help please ? BTW I don't want a builder / architect combo as I have our builder lined up thanks ,, just an architect .
    I'm proud of my 38" waist , also proud I have never done drugs

    Mate you can get the local goverment architect to do it Me an the wife got sent to his office, showed him my very rough plans an for 500 baht got 14 pages of A3 paper showing footings drainage roof elevation etc All done in goverment time 555
    This was in phu khieo chaiyaphum

    Do all moo bans have government land offices or just the major towns? the TD building houses in Thailand has a couple architects and architectural sets if you're interested.
    There's one set by a guy from Sweden that are particularly good. contacted him to see if he would do some work changing his plans to suit my design, but he's out of the business now.

    As suggested above Nigel, approach the local government department in charge of building approval and you will receive a set of stamped drawings along with the tabian barn booklet with which you can use to apply for water and electrical connection.

    Our costs to do this in Chonburi province was around 10,000.00 Baht and money well spent.

    Well thanks guys for the above help and suggestions .

    Basically I have designed a little 1 bed 1 bath 1 living / cooking area + outside balcony and although it looks good on my bit of paper , architecturally if someone farted inside it the whole thing would probably collapse .


    Thanks MTD would be a good idea as we are only about 40 mins from Udon ,, the spooky thing is I have just woken from a dream where you was sitting at a desk stamping bits of paper and coming out with foul language on a huge new building / road construction site . No bullcrap !

    Nigel.... The local Tesabann or Arbotor offices will take scraps of paper with pencil lines or a computer print out and convert them to a Thai plan. I did our design with Punch Software's Home Design Studio and then the local Arbotor's office converted that to a Thai plan. The conversion and engineering analysis/approval was 7000 baht. Ask the puu yai bann in your area where the Arbotor's office is if you live in a rural area. If you live in a more civilized place, ask for the Tesabann. Either way, those government offices are very helpful. They can also give you opinions of good builders in your area if you get the draftsman off to the side over a glass of whiskey.

    Hi,

    Sorry, I don't have information to share in this regards and am rather naive when dealing with trade men or contractors. I wonder how much we can trust them there in Thailand. I have recently been told that he (a contractor) can do a rough plan (free apparently) but cannot tell the price of how much to build, unless, we hire him. Then a complete plan will follow. I thought what the..?

    Is this what they do in Thailand? or is he being a con? or this is how it is?

    Has anyone come across where you paid more than what you planned? If we ever to build one we worry that they would con us by pretending that they run out of materials or they are broke and cannot finish the project so they can suck more money out of us. Has anyone experienced it?

    ^^Do a hard copy estimate if the guys legit. Proposals are just that proposals. when it gets serious and the commitment is there they will make a hard money estimate, but won't stick to it.

    Contractors always have escalation on costs for materials labor or some other delay.

    Suggest you read the building a house in Thailand thread. Excellent and very educational.
