    urgent....Building Chiangmai House....

    hi all


    Im thinking to build a house for my in-laws in chiangmai about 30km south from the city...the area that i'm going to build is ard 100 square meter....3 bedrooms,2 bathrooms and a decent size living room....nothing fanciful or luxury for the interior.....my budget is about 600,000 baht....is it enough?.....I really need some advise here as i'm not very sure about the materials cost and labour cost right now.....

    I would say no unless you want something really basic, no kitchen and minimal tiling,and red brick only

    600k baht will get you a house, no luxuries though, time to punt round Chiang Mai and get some quotes

    Too low. Closer to 800k for a "western style" plain Jane build.

    Thanks guys for your thoughtful reply....800,000 baht is what the relatives of my in-laws said....but I really tight on my budget.....any of you guys know any trustworthy builders down over at Chiang Mai?.....I saw someone posted house of 180 square meter just only a budget of 500,000baht...I was thinking how is that possible....sorry for being ignorant here.....

    Hey LB, I'm currently building in you hood (lamphun). I have a thread and will put some pics up soon.

    Expect it to blow out of proportion. 600K is very basic. My build has ballooned to about 1.2M but not skimping on things like flooring, roof tiles etc.

    The crew building our place are pretty good - Burmese, all legal with papers, and a few Thai foremen. They might have 5 or 6 jobs on the go at once. Think they mainly work out of Lamphun / Lampang, as they are based in Lampang.

    Also, if you sourced everything yourself, and were a builder yourself, you could probably cut the price down quite a bit. I factor in about 10% 'slippage' on supplies which is the bulk of the cost. If you know what you're doing and are there to supervise, count materials, check invoices etc, you could save maybe 10% - 30%, but then, what is your time and effort worth?

    For 600,000 you'll get a very basic concrete box that will almost be unliveable. Add about 600,000 to it and it will be liveable, but still very basic. At least you'll have an indoor kitchen and bathroom area. None, nada, no luxury items like kitchen cabinets. You'll have a kitchen counter with a sink. That's it in the kitchen. Bathroom will be one, small, room with no counter. Just a sink hanging on the wall, a shower, and a toilet.

    From the location you mentioned you could get away with a good basic house with the right approach. That approach is discuss with your thai wife the requirement the get lost, dont let the builders know it is for a farrang, they always up the price.

    Wahhhhh.....really get on my nerves.....looks like I really need to squeeze everything out of my pocket and up my budget....thanks all for the kind replies....i will let you guys know if I'm really squatting & showering my arse.....

    You can make a nice house of 80-100sqm for 800k, if relatives help (and are trustworthy); 700k may be possible too, fine for Thais to live in; 600k does seem to be tight...

    Bettyboo, Your idea of a nice house for 800k is a Thai style IMO.

    Realize I'm bucking the trend here, but 600,000 Baht is about $20,000, yes. I just built a basic house here in the Philippines for far less that that; it's basic, but quite nice. I already owned the land, used workmen I knew well from the build of my house a couple of years ago, and used middle-range materials. It has two small bedrooms, a western-style bathroom, combined living room/dining room, and small kitchen. To be occupied by one of my wife's older kids, his wife and baby. He put up Peso 100,000 ($2,500), and I covered another $2,500 on an interest-free loan. Of course, once my wife got into it (she also built our house), we went over budget, but we brought in an electrician who owed us money who did all the work as a loan payback, and a cabinet maker who was doing some other projects for me. Total cost was under $7,000. Now that's a little over Baht 200,000. It's quite a nice little starter home, and certainly big enough for their small family. It's well built, has a nice little porch out back, an outside dirty kitchen, and is on a plot of land big enough to build another small house at a later date. If I had had the OP's budget (more than 3 times what I spent), I could have made a really nice, larger house.

    I saw a nice little wooden granny flat they built in Chiang Mai city for 150K. Very small but ok for someone living alone and maybe a couple with no kids. So it can be done cheap.

    Ill-informed post of dis-information. Why post about crap you know nothing about? 1.2M gets a a very tidy little (or decent size) house built. 1.2M is getting us 4 BR 3 BR's and a decent sized seperate living quaters / granny flat.

    Hell, for 2M Baht you can buy nice enough house and land packages. Definitely 'livable' anyway.

    Well..its for me to find out whether is possible a not.....thanks for all the kind replies....i guess house building in thailand is no longer cheap...and everyone just want to earn a quick buck nowadays....

    1,065,000 baht will get you a western styled house with a large living room ,3 bedrooms, 2 shower rooms complete with toilet and wash-hand basin and western style kitchen so yes you will be able to build a thai-style house for your in-laws for 600,000 bhat "no problem"...just watch what you are doing thats all....

    anyone heard of this website ??????????????? ????????? , ??????????????? ????? , ????????????? ????????? , ????????????? ????? ,???????????? ????????? , ???????????? ????? over at chiangmai?......how's the reputation?......they quoted for a house of 80sqm about 650,000 baht...how about that?.....

    he didnt mentioned how many rooms.....i decided to give him the rooms' sizes and ask him to sketch the plan......a room 3.5 by 4.5m is it too small?........
