how much of a offset from your rent ??? I assume your renting ?
If that is a all in price, somebody is making a tidy profit.
4 precast posts, less than 4KB, concrete in bags, rock-crushed etc, and sand 2KB.
Thai type build, very little rebar, so 1 KB
No idea on roof costs but there is 33 KB left over from quoted price

40K is not that bad of a price. Please remember that they also might be considering electricity and plumbing among other things.

If none of the above is involved, then 20-25K should be in the ball park.

Please keep in mind that the above quote will probably not include rendering, counters, windows or storage areas.

I guess it depends on what you really want as a finished project.

I thought the guy just wanted a concrete slab with a roof and nothing else ?
I would have thought more in the region of 10-15,000 Baht especially in the sticks !

Some additional info:

Access to the area is very limited, 30 meters from nearest truck access.
Access is 1.5 M wide, no damage to existing walls/fauna etc. can be tolerated
Not in the sticks but in a quiet moo ban just outside the ring road in Udon
Water already installed
Electric is handy, but not really required other than lighting

All in all from what I read here its a reasonable quote. Now to get with landlord and finalize financial arrangements and conclude quote process. I won't deal with negotiating with contractor or payments directly to contractor.

Final payment from me won't be until work completed.

I had exactly that done to my last place in Udon. I think you're looking at less than 40k, but certainly no more.

Do you want a phone number of the builder who did mine? Be prepared to be firm on pricing - they all try to take the piss on the first quote.

I have a number of a bloody good electrician as well. Don't piss him off though, as he's been brilliant to me over the last few years.

I had a similar size roof put up outside our house for an outside kitchen.
Used steel for uprights and beams. Roof was done with "asbestos" type sheets.
Total cost 10k baht.
