    architect & builder in Chiang Mai

    Hi there ... new to the forum, and am looking to build north of chiang mai on about 8 rai of land. I need an architect and a builder. My uncle currently lives on the property and will be onsite to act as a foreman. Really don't know where to begin... would like someone who has a more has experience in designing and constructing villa style homes - eco conscious a bonus.

    I used an architect and building firm in Doi Saket but you need to watch them 24/7. I doubt any builder would listen to a resident foreman, cause too much loss of face and you'd have endless trouble and hassle. They did a reasonable job in the end but were always trying to cut corners. And remember in Thailand guarantees cease to exist once final payment is given

    Momo, why do you need an architect rather than buying plans already in existence?

    If you need a special house for your plot of land, then it is a good idea

    if you just need a nice villa, then there are plenty of existing plans to choose from

    as for builders, it is possible I can recommend some

    Maybe you guys can help me. I want a 400m2 house, all,ground floor, build in a "U" shaped for maximum privacy (pool in the middle of the "U"). Talked to a company in BKK but wanted 400,000 baht for the drawing, to start.... I think a bit over the top.

    I'm an avid collector (of old shit) and have acquired many (large) objects that need to be incorporated in the build also have the full kitchen appliances already bought. (Including steamer, fryer and coffee machine, SMEGG)

    I do not want a square 2 floor (falang) villa that sticks out like dogs ears. I have difficulty walking stairs, all has to be ground floor.

    I would like an architect/builder who follows my wishes, not what is more easier or cheaper. I know what I want but I can't get my thoughts to paper. I don't want someone who can work with a CAD programme I want someone who actually knows about building specific houses.

    Also needs to be Eco friendly, no airco except from the bedrooms, "solar" hot water, heat exchanging pump etc.

    I'm not building to sell later on, I want to build a house as I want it, to live in until they burn me somewhere (should have at least 20-25 years joy out of it, I hope...)

    Anyone with a good architect or ("drawer"...) please pm me. It has taken too long.

    I lived for 1.5 years in the "old" house on the property, I've had enough. Hit my head too many times, airco is working non stop, to get it a little bit cooler, not even remotely cold.

    Now locals are transferring one part of the shed into "living quarters" for me, my wife, baby and another one on the way. Can't stand living any longer in the old house.

    Anyone with any! Info on a good one, please help me. I live in between Prasat and Surin.

    I hope to start posting pictures of the shed conversion soon. Then you will hopefully get an idea what I! think is nice, most likely not what the general public conceives as nice, not at all.

    thanks for the clarification DrAndy. There is no 'sarcastic' font so it was hard to read I'm not adroit on forum tactics... first timer!

    Koetjeka... I don't have a huge motorcycle, just a medium sedan.

    You will see two perspectives of PD House on recent construction threads here. I'm somewhat satisfied with PDHouse, but can't wait for them to finish and get out of my lot. Richard Shane is having a helluva time with just getting his house build started, with crap concrete work and an indifferent attitude displayed by PD House.

    I still don't want to recommend PDHouse for foreigners, unless you have a Thai partner to act as intermediary. They are not ready to deal with foreign owners, who have different standards than the "Thai way".

    I just mentioned on another CM house build thread that you guys have Dr Andy up there. With his track record & experiences, it would be a wise investment to treat him to a nice dinner (with beers or other alcohol consumption) and pick his brain for ideas and recommended contractors/laborers.

    Hope you are recovering well and look forward to reading your about your build thread.
