    3 Story Building Requirements

    My Thai wife is looking to purchased land in Nakhon Sawon. We plan to build a 3 story appartment block. How do we go about this,,,,
    Do l do basic drawings as to how l would like the building to be, then get a Thai architect to do the final draught.
    Or, as l was told, submit basic drawings and get the local Nahkon Sawon Lands Office draughts man to do the plans for us.

    Thats the one, just make sure they don't try to rip you off on price. Unless of course you want something special and unique, then you will need a farang who will charge 10 times more.

    it also depends on whether you need drawings to give to your builder, specifying all the types and sizes of materials to be used

    for just planning, the above is fine

    I can do OK drawings, but not qualified to do structural plans, so will need details with the correct specifaction etc.
    Would the local office just do basic's with maybe foundation detail because they would be familiar with the area ?

    ^When you say basics you mean structural and placement of fixed things like windows and ceilings? Yes, they aint going to redesign your house for what you are going to be paying nor are they likely to be qualified to redesign your house.

    Start with one of the standard plans to give you a pricing ballpark, then modify as desired. Tough I wouldn't make it too fancy; price point is the main selling feature in that market; make sure that you get back in rent what you put into it. (i.e. not much)

    If I'd do anything at all then it'd be to ensure the ground floor doesn't get too dank/humid, and the top floor doesn't get too hot; those are the main reasons why those floors are less popular.

    And adding good outside security (proper fence/entrance with a key-card) is also a good thing.
