How much to build a wooden house

My 3 year TGF's mother lives in Chonabot which is about 30kms from Khon Kaen.

Like many people from that area she has lived for years in a 1 room wooden shack type of place but she has had to vacate it as apparently her late husband borrowed some money on the strength of the Chanote which she cannot pay back.

About a year ago I bought a plot of land of about half a Rai next to where my TGF's sister lives and until I can afford/want to build a proper house there I want to put a similar wooden type place on the land for the old lady to mainly store her stuff from the old place in as she sleeps in the sister's bungalow.

My TGF has told me that her mother has been offered a 2 storey 3 room wooden house by someone who has had a house built and she reckons that it can be had and reconstructed on my land for about 150,000 baht.

My question to any BM's who live in Issan is whether they think that is the right sort of price as I imagine that It could be dismantled and put up again in about 30 days and I know that labour is cheap up there.

Your comments would be appreciated as in usual Thai fashion this has all got to be sorted next week!!

You just can't get the wood. It doesnt grow on trees you know.

Go for it 150K sound pretty good to me for 2 0r 3 bed room wooden house in fact seems very cheap if it is decent wood

Yes it is correct although my spelling may be a bit out.

It is one of the most famous towns in Thailand for silk weaving and garment making and has a museum dedicated to the history of silk production.

My TGF can work one of the old fashhioned looms.

Thanks for that. I am told that it is decent wood and that the guy who will build it is going to add some traditional features.

Have friends there used to go often probably the best silk makers in the country there. Got nice silk museum there too. Like it there.

First, it is true labor upcountry is cheap. But then again it takes twice as long.

Secondly and finally, NOTHING in Thailand needs to be sorted out by next week.

Most of all make sure your wood is legal!!.
sellers of lumber wether used or new must be able to prove where it came from.

Chonabot is most well known for its Mudmee silk and cotton that is produced locally. Mudmee is the process of tie-dyeing the threads before weaving it into fabric. Most fabric is produced from local residence homes, so the best way to see the production of Mudmee fabric is to drive around the village looking for looms in local yards. Most of the people weaving fabric would be more than happy to show a visitor the weaving process (and try to sell the fruits of their labor). There is also a local handcraft center (Suun Silapahattakam Pheun Baan) on route 229 10 located kilometers West from highway 2/Ban Phai. The center displays and sells a wide variety of handcrafted items from the region and is open from 09:00 am to 06:00 pm daily.

A word of caution:
Very little English is spoken in Chonabot so if you do not speak Thai you may want to bring along a translator.

Getting there:
Travel South on highway 2 from Khon Kaen city for 37 kilometers to the village of Ban Phai. Turn right onto route 229 and travel West until you reach the village of Chonabot. Suun Silapahattakam Pheun Baan handcraft center is located just West of the village of Chonabot (route 229). If you are feeling adventurous and want to make a day trip, Prasat Pueay Noi is located about 1 hour East of Chonabot and is an interesting 12th century Khmer temple ruin site.

Sounds a resonable price. One of my many Thai uncles is selling his teak house and land nr Sang kampeng for 400,000 but was willing to sell the wood for 150,000 and keep the 1 rai land.
Any pics yet of your wood!

Well the house is now built and looks fantastic. Trouble is my posting rules state that I cannot post attachments so I cannot post any pics.

Can anyone help on that?

Thanks for that. I have downloaded some pics and here they are:
First the land which I bought last year.

The house after about 3 weeks of construction. This was all being done while we were in Jomtien and with girlfriends mother's supervision.
When it got to this stage my GF went home to supervise everything as although I trust her mother, I was wary about sending money to an unknown Issan builder who knew that it was being financed by a farang!!

This is how it looked when my GF came back 2 weeks ago. Since then a Hong Nam has been constructed under the canopy area.

So far, including the land price I have spent in the region of 250,000 baht on this. We still need to connect an electricity and water supply,but at the moment they have hooked up an extension lead from my GF's sisters house next door and water is also available to be connected up to.

I have not seen the place myself, but will do over Songkran when my TGF will become my wife. We are having the wedding in true Issan style at the house and I will post some pics of that soon.

not bad. Hope your electricity and water are sorted out as well. Contractors who build houses in issan do not necessarily have expertise in matters beyond their immediate main skills. When our house construction was done, it was an issue we had to watch carefully.
