    anyone built any flats in chonburi/pattaya area?

    after some advice from anyone with any personal knowledge of building some flats (block of 8 maybe 12) from scratch, on basic rules, cans- cants etc if anyone has a little bit of time to listen to my thoughts/ideas and give opinions or ideas, pointers or help /advice with regulations etc etc please pm me.

    You would probably be better off posting the questions you want answered, your op is a bit too vague and encompasses just about everything to do with building in Thailand.

    bit negative here
    was told of a swiss guy up in mahasarakham spent approx 70 million baht
    building a block of apartments.
    all his cash went into it
    and because he did not do all the 'legal work'
    'she' threw him out when it was completed
    he now lives with a sister in switzerland and is skint.
    so be careful.
    not that you'd be so silly.

    your prob right in what your saying, im after or was after a person or persons whith actual knowledge of just about everything to do with building to guide me through the pitfalls before i start making mistakes or start the whole proccess.

    basic idea

    buy land that already has a (knackerd) house 1 story on there in central pattaya, with a view to building some small flats.

    plan is to see if its feasible before i purchase the land as its not really worth the amount just as a house.

    ok so lets go with if anyone has a rough idea of planning dept dos and dont, what sort of hieghts (storys) you can or cant go to, what area around the perimiter you can build or is it all 1 metere away 100% all buildings etc etc.

    could i do 3 floors or maybe 4 floors?? would i need to pilon them as the big boys do??

    i have a very basic google sketch plan, i would like someone to look it over and give reasons for why i could or couldnt do that etc. and if there are ways around whatever obsticle comes along.

    windows one meter away, doors 2 meters away, anything over 3 storeys needs pilings. All needs planning permission in Pattaya.

    well that fits in just nice so far. windowa are 1 meter and doors 2 meter, that was not planned just good luck, i dont suppose i could be as lucky as apply for planning here without the owner knowing and obiously rasing the price??

    what is envolved here in the planning??

    is it same uk, get arichitect then submit??

    do they have qe's here or do people just get a quote??

    hoe reliable are they to the quote ?? most of my buissness dealings with them are they will move the goal posts on whatever they can.

    Get your plans drawn up and signed by a civil engineer, submit to planning dept at city hall, then get some quotes.

    It would seem that you dont know anything about the trades and it would best you got someone to work for you that does.
