Why is it that people have to cynically condem anyone with a point of view that is different to theirs?
Your comments IE; Bean counter, sitter on the fence etc. I have never been given those titles before, quite the opposite in fact but you would not know any of that because you like DD don't know anything about me other than we disagree about the current property price trend in Pattaya.

Please read the main theme in my posts which basically says that at this time there is a downward trend and that it may be a couple of years before this trend starts to move upwards. Whats this got to do with fence sitting or being a salesman?

I talk quite regularly to one or two realltors in Thailand and one thing they have in common is that "constant positive attitude" that all is well and it won't get much worse.
They first convince themselves that the little depression in the market is only a temparry thing and soon all will be well!
I tend to agree with that philosophy but how long is "soon" 3 months 1 year, 2 years.
A lot of the developers have already abandoned their buiding projects, maybe only temporary because they realise that orders are not coming quick enough or possibly that lendors and investors have stopped or slowed their funding until at least some of their property portfolio has been sold.

As to my posts, I'm purely an interested observer with out any agenda and certainly not wanting to sell anything so please when you comment on my opinions keep subjective opinions as to my credentialls to a minimum.
Abusive, critical and personal comments do nothing to help any points that you
may be making.
Far better to read my posts completly and then point for point explain where I and most of the free thinking world have gone wrong.

I really think you should have a read of the construction forum, offhand I think there are 3 people at present that have recently bought land and are having houses built and doing daily updates to their threads.

As for Pattaya and Jomtien, in 18 years here I have never seen a downturn in prices, I have seen periods when property don't sell but the prices don't go down, God isn't making land anymore so land prices will always go up in the long run, also land doesn't eat anything, doesn't need any care, and once you have bought it you can just sit on it for however long you want, I just wished I had started buying land here when I first came, but I was only going to stay here 3 years so didn't bother, 10 rai of Jomtien beach front land would have cost me say 10 million, whats the price now? 200 million

I know quite a few companies in the Pattaya area that subject to price and position would be interested in purchasng land for investment, I also know of another two that are still building houses to sell .
However that was not relevent to my points. There will always be exceptions to the rule and even if there was 30 people currently building houses possibly for their own occupation then that does not mean that my reasons for projecting a national or more specific regional downtrend are invalid.

I take your points about the stability of prices over the last few years and give mention to that in one of my previous posts, however this time specifically places like Pattaya and other mainly tourist areas are and will be will be more affected to the degree that like other areas of higher value land will see a fairly large percentage reduction in their value.

The stability of the Pattaya land value like other areas of Higher value land has always been related to the number of Falang investors coming to the area .
Because of global economics this influx of ready investors has slowed down, evidenced by all the doom and gloom that the previous poster referes to in his post.

Initially you asked for my advice, I normally charge for that but I will attempt a projection that it will be two years before there will be any sort of increase in real value but I would say that investors will be looking to buy possibly investment land and property in about one year to eighteen months from now.
My main reasons for the timing is that it is going to take about that time for the world socio-economic climate to become positive once again and release money to support its own deflated market economies, after these markets have revalued and there is a surplus of value above their indebtedness rather than for a lot of people a negative equity, the Falang will once again return to re-inflate the Pattaya bubble.

Ok nearly done now but my ole Pappy used to tell me;

"That is its generally sensible unless of course circumstances demand never too sell any thing that you buy when it come to land/property developement just let inflation keep increasing its value and borrow more funds on the equity to fund further purchases that you can rent ad nauseum." Pappy 1982

Due to business commitments In Philippines I will not be around so I will not be posting for a while Thanks once again for the after whisky stimulating exchanges and when next I am in Pattaya would love to share that beer.

I wouldnt pass you 50 satang for this advice because basically your idea that a few million people in USA with housing problems is going to affect land values in Pattaya is quite absurd.
If the price tag is "x" baht today, the price in two years will be "x" baht + 30% in two years. Its take it or leave it i'm afraid. Thems the rules here.

In fact spin things are still moving forward regarding land and house values down here. Granted not as it was 5 years ago but definately still going forward in certain areas.I agree with your post.

It's actually 150tw on the papers, I rounded it down a bit due to the wall enroaching on it an inch or 2 on 2 sides of the land, ie 50 meters of wall minus whatever it is, better to round it down than have someone complaining it's only 148tw when the land paper says it's 150tw.

I think 950 is a bit expensive DD, there is a storm coming soon, get real. You will be lucky if you could get 250,000 for it in the next few months, take it while it's there
