| The Dog | Okay the directions, from Sukhumvit head East away from Jomtien and Pattaya down Chaiyapruk 2 road, over the train lines, just before Silk Village there is a cross roads, turn right, follow that road till you come to a left turn, turn left, this road then bares round to the right, then the left, once you are round that bend you will see this Thai restaurant about 50 meters up the road. This restaurant is on the corner of 2 roads, at the end of the restaurant is a left hand turn, follow that down to the end. Follow this down to the end.

Good luck in your sale and if you can find a buyer at that price then you will hjave won the Lottery No dis-respects but your comments do not in any way reflect the current economic reallities in LOS and I suspect that you may have contracted that Thai virus which one of the symptoms is, is to increase the price when you cannot sell something.

Ok in a couple of years when the world economic stuation starts to recover your price may be viable but at this moment you are like a lot of others sellers looking for some one who is also living the dream and probably got that other virus known as "Thai rapture ", similar thing to "Rapture of the deeps" that divers get when they have been under water for too long, just arrived in Thailand for the first time or possibly lived in Pattaya for the last 18 years The market place is as it is and no amount of talking it up will change that simple fact, its on a downer!!! Check with your local branch of the Kasikorn or Bangkok bank and ask them about their "For disposal file" of re-possessed properties that are up for grabs. Finally your point about the vast number of hits on your web page ref; your property for sale and the "Law of averages" tells me that with that amount of hits you should have already sold your land . That simple "Fact" gives far more credence to my point than anything else I could add. Regards ![]() PS Oh just one more point you mention "that the Land office values the land higher" Well they would would'nt? they because like you, its in their interest to have higher value = higher transfer tax on sale etc but I think and I'm not sure about this. it could be in your interest to check that there should be a relaxation or reduction in "transfer tax" on property sales that the "Experts" in the goverment decided would help their "Ailing" property market

Look at the reduction in tourist estimates coming to Thailand Look at the rising cost of fuel and other utilities not only in Thailand but around the world. I don't need to prove I'm an expert just an interested observer. Nuff said I stand bye my opinion, (Oh sorrry one cannt have an opinion can one without the threat of being blocked on this forum.) And for my own satisfaction how the Fok can you know where I have lived for the past 60+ year and whether I am an expert or not and then tell me the relevence of those usless facts? If your sale goes through on the 18th of August like I said before then good luck to you but even if it does it doe'st mean that you are right, it just means that you are "lucky" Best of regards to you from "Tosser" of course you have to be one to know one, right?

Ok being as you are now taking another tack...I will give my "OPINION" ( NOT EXPERT) yes I am aware that Pattaya is a special sort of place when it come to valuations and accept that too a degree Thailand generally has done well in recent years without too much evidence of the Boom and Bust syndrome like the West. But you have a vested interest about some thing that you are selling and this can often cloud judgment especially if there is a continuation of property sales in the face or spite of an obvious downturn trend. You and your friends cannot ignore the opinions and trends that are beginning to emerge that are already and have had a detrimental effect on world investment in Thailand. You may also say like a lot of other people that the only depression is the one that people are talking themselves into! I accept that Falang or Thai sales are still happeneing but at what rate and is this just the tale end of the good old days? My comments echo world comment on the present world situation and in that situation Thailand is tied and bound by rising costs mainly with fuel but with other problems linked to unstable government and uncertainty, the unrest now on two borders, other ascociated escalating costs. etc etc etc. My comment that you would be lucky if you sold was a bit trite and mabe inflamatory I appologise for that but the main theme of my posts, I stand bye. So once again I hope that your sale goes through and if it does you can become even more abusive then before and say " I Foking told Him"
