Pardon me for being a bit cynical. 100% occupancy when the average in the high season is 60%. Plus of course a 50% profit margin.

The business for 45 million baht is making rubbish money. If you have the stirling equivalent in a savings account you would get a similar return on the interest alone.

all those businesses don't have audited books. They could claim whatever they want. I mean 80% profit margin in Thailand ? who are they kidding ? first time travellers maybe

Remind me of all the stupid businesses for sale on TV with Sunbelt Asia. A complete fraud. It's a front for selling long term VISA to clueless farangs.

if you look at the price of land in this country, it makes all the cheap "deals" become expensive. Price of land is as expensive here as it is in Europe, without the infrastructure. That "overprice" land get factored in in all those deals, making them "loosy" investment.

I mean paying between 200,000 and 1,000,000 Euros for 1 RAI here depending on the "prime" location, it's crazy.

I had this place sold for 35m last year. Then the whole truth comes out; fuckin' Chinese buyers scuttled off. No way it's going to go for 36. After the Bank, then the squatter and a few other things the place will go for abt 40, still a decent price for it's location and potential. The rooms are being under sold and it is full in high season.

^If I had the Ducats I think I would. I've shown that place a dozen times, though. Really has potential as a botique hotel, nice (unused) restaurant, classy lobby, big rooms. It ain't turn-key though, needs a good 10 mil invested to make it shine. Think "Rick's" in Casablanca and you wouldn't be far off.

The key is to have a good restaurant. Not that easy to find a good cook who can stay. And if you need excellent western food, it's another challenge. That on the top of running the hotel. It's like running 2 businesses at the same time.

Many hotels fail to realize the importance of a good restaurant. Most International big ones know it and succeed. In Bangkok, if you want to dine at a good place, you are limited to 5 star hotels. Kind of sad.

Absolutely. this place has one that is NOT USED! Properly run the place could become a decent destination restaurant. if you;rea guest here there is no place within 200 meters to eat. and those are noodle stands.
Big kitchen that needs to be completely remodeled. but the restaurant is pristine, big(ish) bar in it.
