    That wall would only be stud-walling, so whatever the architect decides. Either a small concrete pillar or the aluminium frame of the windows. I'm not really worried at the moment as I have a few decades to work it out.

    While you're here, dd, I remember you saying how much basic shop-house style construction costs. Was it 6,000 Baht per SqM?

    Also, how much for a reinforced concrete floor (roof actually) at about 300mm thick that is cast on site (not using precast slabs)?

    About 2k baht up per sq meter cheaper to use the big light weight roof tiles.

    It wouldn't work as I would only get an overhang on 2 sides of the building, unless I put in diagonal beams.

    Roof = 192 SqM (about 400,000 Baht)
    Living Area = 96 SqM (600,000 Baht)

    So I should be looking at about 1 million Baht to construct this?

    I neither want nor need expensive bathrooms or kitchens. The bathroom will cost 6k at most.

    I do need to work out how to build this for 250k. I think 1 million is way over the top for this as there is very little construction apart from the floor, columns and roof.

    I will look into a lightweight timber & steel roof, but I'm still unsure of the ability to weatherproof it properly.

    I am sitting down properly with my architect next Wednesday and I know a concrete specialist here too.

    Cheapest bathroom we ever built cost about 15k baht, had 3 walls already 4 walls of 2 by 2.5 meters is cheapest 10,000baht, tile up to 2 meter high 6,500baht, fittings, plumbing, pump, ceiling, hot water heater, toilet, sink, door and door frame, cess pit, etc etc, nope, can't be done.

    not a good start CMN

    I hope you sat down with your architect and went through everything that you wanted from your house. Then went and talked some more to other designers?

    if you are having second thoughts, particularly structural ones, then you had better put it on hold until you feel happier. If you are not getting what you want, or can do better for about the same price, then it would be better to wait

    Not much construction but lots of material cost. Even if you choose the most spartan materials (bathroom, kitchen, flooring, roof, etc.) I don't see how you can get by for anything under 600,000 baht.
