    Waspo - thanks for the explanation and pic on the access, makes it all a lot clearer.

    My concern was that perhaps a potentially narrow house would become a bit narrower to let the old dear's daughter get her flashy new car through on trips back from Patters. As soon as she starts doing that, and it is allowed by Missy (which I'm sure it would be) then a precedent gets set for vehicular access. Obviously if there is a public road already bordering the old lady's property then no right of way needs to be granted across your land.

    So come on then, your thoughts on what you want to build, let's see a plan.

    The only thing here is that the entrance is a shared entrance to the house next door but not to the one behind .

    Cleared land . Decent depth for maybe a business on the road and a house behind .

    But we didn't get reasonable enough offers .



    Now this is where I start moving the stuff over from Bettyboo's .

    The thinking was simply that the land is 12 metres wide . I allowed 1 metre Left and Right for access leaving 10 metres and then for no reason at all I settled on a square which would give 100 square metres.

    A decent enough size at the price .

    Bettyboo : "That looks like 2 bedrooms to me, Waspy... (unless you wanna sleep standing up in that storeroom!)

    Your living space is too big compared to the bedrooms (which are too small), imio.

    I'd move the kitchen to bottom left and allow the outside porch to add to the cooking space. Then bring the wall for the 2 bedrooms down, there's no reason to have the cubbyhole type space for the doors - wastes space; do it on one side, just literally a small entrance, if you don't want bedroom doors visibly off the living room area.

    For a 2 bedroom place, you don't need two bathrooms - you could have one, then use the one on the right to add space to the main bedroom; taking the 'cubbyhole' type space off too would make that a much nicer sized bedroom, imho.

    Think about the beds in the bedrooms - you don't wanna be taking up 50%+ of room with the beds; better to be a maximum of 25% in my experience..."



    Wasp..... " Well I envisaged selling to a fallang and really I think 2 bedrooms is ample .
    But I planned it so that there would be a spare potential bedroom if needed .

    I'm going to redraw the plan to make your changes and then mooch about it .

    I did think everyone in the World wanted a main toilet and a private ensuite for the master bedroom .
    You've clearly looked hard at this plan so thank you .... and you're certainly right about moving the Kitchen .

    Of course there's already plenty of guidance already about what colour water pump is best already already.

    Wasp, I know you said elsewhere that you were going to change this plan so the question may be academic, but what that sort of circular pole thing in the middle of the house?

    I know Betty had one or two poles in the middle of his living room, but I was under the impression that he would have perhaps preferred them to be concealed within walls.

    We're approaching the crossover from me interrupting Betty's Thread and reluctantly adding to his readership .

    Decided to follow Roobarb's request of .... " Dude !! My main man ! Dude you gotta move the whole dudey freakin thing onto like a new dude page man " or something like that .



    Wasp : I want to end up with a house and land for 1.8 million so I don't want to go up a floor .

    If I can space the posts further apart I'll gain a fair bit --- but maybe it's simpler to go with an extra 3 concrete posts and just go longer.

    That's not going to be a crucial extra cost is it ?

    Just how far apart can I safely place posts in a single storey build ?



    terp: When I was first going over plans with my architect, I got the impression that 4 meters was sort of a standard. But I'm sure that you can design almost any length you want, using larger posts and stronger reinforced beams.


    Wasp : There has to be a limit and for some reason I had the figure 3.6m fixed in my mind .

    Of course you can use stronger beams but I'd like to know the limitations .



    Roobarb : Wasp, the posts in our place are about 3.8 metres apart, though it does vary depending if you measure them at the top or the bottom...

    It seems that basic Isaan builders are OK with posts at up to 4 metre intervals before they start getting confused.


    koman: My main bedroom is 5 x 5 m =25 m2 . Your scrotum......KOMAN !!!! The only person interested in your scrotum will be bankao . ( Possibly ootai too )

    Forget the scrotum !



    OK ............. Here's the plan that I already had--- tipped to an angle .
    None of Betty's changes have started yet ...............




    I had been happy with this but Betty's suggestions were understandable ....... and I really do believe that if you ask for people's opinions you should act on them .

    So I did .

    Accepting Bettyboo's well-meant and appreciated suggestions I changed the Plan.

    For no reason I chose 3 metres . Basically going out the back 3 metres .... another set of posts . Really moving the house forward 3 metres and adding this 3 metres behind.





    Left to Right to that Red line is the first plan.

    Then you get 3 more metres and create a much bigger Bedroom 1 AND now both Bedrooms get an ensuite !

    It's still 10 metres wide at this point in the thinking because this is before Roobarb's helpful bomb is dropped .

    The whole thing now being 130 sq metres.
